i am the broker and the legal agent, and the building is owned by us. the tenant must be a working employee (male or female) currently on the job, with no suspended services.
annual electronic contract. the full year is binding on both parties. furnished apartment on the ground floor. electricity is included, provided the monthly bill does not exceed sar 200; if it exceeds that, the tenant pays the difference. water is paid by the landlord.
consists of: 1 bedroom, 1 living room, 1 small bathroom, 1 small kitchen, in a strategic location in the middle of services and markets, behind al-shakereen street, al-safa district, jeddah.
the electronic contract is a single contract, with payment made amicably on a monthly basis. it states: annual rent sar 21,600, monthly sar 1,800. a security deposit of sar 5,000 is stated in the contract but not paid; it will be claimed if there is damage and the tenant refuses to repair it. a daily penalty of sar 250 applies if the contract expires and is not renewed, or if the tenant refuses to hand over the apartment or delays the handover.
amount required: sar 2,465, consisting of the first month's rent of sar 1,800 + a 2.5% commission on an annual basis of sar 540 + an electronic rental contract fee of sar 125, as the first payment. after that, the monthly rent is sar 1,800. the apartment must be handed over 3 days before the end of the annual contract, in the same condition as received, including furniture, plumbing, electricity, paint, doors, and electrical appliances.
